All proof provided will be photocopied and filed for your application.

 Are you self-employed?
Applicants who are self-employed can provide one of three options for proof of income. The first option is satisfied by providing us with two banking statements showing deposits and balances for each month. The second option is a copy of your most recent tax return, signed by an accountant. The third option is providing us with one or more 1099’s showing income for contract employment.

Do you have other sources of verifiable income?
There are several other acceptable examples of income that will satisfy our requirements. Trust funds, disability payments, retirement or pension, social security, savings accounts, second jobs and child or spousal support are all acceptable examples when written verification is provided. In the case of tips or cash income, this money can be counted towards gross income only with written verification from the employer.

Can income be combined?
Roommates must have an income of two times or more the monthly rent to satisfy this requirement. Married couple’s income is combined to qualify. In either case, if income is short, an approved cosigner may be used to offset income in the case that other qualifications are met.

Credit Report:

How have you met your past payment obligations?
BREG will use the Equifax credit report system to pull credit reports and Beacon scores of all adults who are eighteen and older that will occupy the house. Past payment history and the amount of credit available will be revealed in this report. Applicants must have acceptable or explainable credit–applicants who have a questionable credit score, recent bankruptcies or slow payment history can be approved under specific conditions, but may be required to pay a high security deposit and two month’s rent or more.

Other Requirements:

  • Valid photo identification, such as a state driver’s license or state photo identification card.
  • Valid Social Security Card, or Resident Alien Card, Work Visa or Passport.
  • All adults who plan to occupy the house are required to be on the application and provide the identification stated above. Children who are age seventeen or younger do not have to provide Social Security numbers, but we do require that the names and birth dates are provided on the application.

At the Time of Application:

  • An application fee of $50 per applicant (if married, it is $50 for both individuals), which is payable by personal check or credit card. This fee is non-refundable.
  • When you want the property to be held for you, the first month’s rental deposit is required. This deposit is payable by personal check and will not be deposited until you are approved. If your approval is denied, the check will be returned.
  • You can apply online using our secure online application, or by downloading one and faxing it to us. Please call us ahead of time at 770-387-3196 to let us know to watch for the fax. If possible, please include pay stubs at this time.

At the Time of Move In:

  • The security deposit must be paid with certified funds or money order.  The deposit is usually one month’s rent, depending on credit.
  • For a lease purchase, earnest money is required upon move-in. An additional deposit is generally not required.
  • Pet deposits are generally nonrefundable, depending on the type and number of pets. The amount is generally $150 per animal. This amount is flexible depending on credit.

Double security deposits and renters insurance will be required for the following breeds: Dobermans, German Shepherds, Pit Bulls, Rottweilers, Chows, or any mix of those breeds. The owner and BREG must be added to the additional insurance policy, and must remain for the duration of your tenancy. The policy declaration page must be produced at or before the time of move-in to show 300K-liability coverage.
